A third floor addition with complete interior and exterior renovations was designed for a quirky house on a unique city property. The existing cottage, originally built in 1904, is an island surrounded by gardens overlooking the Bay: the new design expands the building vertically for the needs of a growing family while protecting the mature landscaping enjoyed by both the owners and the neighbors who pass by. The modern vernacular vocabulary of the architecture celebrates the singular qualities of this special urban environment. Sustainable features include: high-performance windows, FSC-certified siding, radiant heat, reclaimed timber floors, low-VOC paint, ipe decking, and a solar PV array.........more
